Barbuda’s southwest coast is known for its long stretch of unspoiled beach and quiet natural beauty. Now, The Beach Club, Barbuda is bringing a new vision for residential living to this shoreline with the official launch of sales for its beachfront offerings. Set on 400 acres with two miles of pristine coastline, the development will feature private residences, a dedicated owners’ clubhouse, and the forthcoming Nobu Beach Inn resort.
The Beach Club is rooted in a long-standing idea shared by founders Robert De Niro, Daniel Shamoon, and James Packer, each of whom will maintain a home on the property. De Niro first discovered the site more than 35 years ago during a boat trip from Antigua, and the experience shaped the project’s direction. The partners have focused on thoughtful development that respects the environment while creating a modern coastal retreat centered on service and simplicity.
A Vision Shaped by Place
The Beach Club is designed around the natural character of Barbuda. According to Managing Partner Daniel Shamoon, the intention is to create a destination that keeps the island’s relaxed pace at the forefront. He describes the community as a place where hospitality supports an easygoing style of living and where the natural environment remains central to the experience.
Homes throughout the development follow a single-story, open design that blends with the landscape. Interiors are led by London-based Ward & Co, shaped by Robert De Niro’s design sensibilities and careful attention to detail. Natural materials and verdant landscaping enhance privacy while keeping each residence closely connected to the outdoors.
Buyers can choose from three distinct opportunities.
Nobu Beach Inn Residences
Twenty-five bespoke homes fully serviced by Nobu Beach Inn. These one-acre beachfront sites feature four and five-bedroom layouts ranging from 5,000 to 6,000 square feet. Owners will have access to in-residence dining, concierge services, and housekeeping, with an optional rental program managed by the resort. Pricing begins at $12 million.

Beach Club Villas
Twenty-three one-acre lots, each with 150 feet of beach frontage. These parcels offer flexibility for private pools, guest cottages, and indoor-outdoor living spaces. Lot pricing begins at $7 million.
Beach Club Estates
Seven six-acre estates with up to 480 feet of shoreline. These large parcels provide the opportunity to create a private compound with space for multiple residences or personal amenities such as tennis courts and home cinemas. Lot pricing begins at $15 million.
A Resort Experience Integrated into the Community
At the heart of The Beach Club will be the Nobu Beach Inn, scheduled for completion in late 2026. The resort will extend the signature Nobu experience into Barbuda with 17 individual hotel bungalows containing a total of 36 bedrooms. The setting is designed to feel tucked into the landscape, with sandy pathways and lush greenery leading to bungalows and gathering spaces.

Amenities will include the Nobu Barbuda restaurant, an omakase sushi bar, an expansive beach club and restaurant, an oceanfront pool, indoor and outdoor spa areas, tennis and padel courts, a kids club, and a full menu of water and boating activities. Owners at The Beach Club will have exclusive access to the resort.
The Clubhouse will serve as an owners-only hub with its own restaurant and bar, a pool with cabanas, wellness spaces, curated activities, and live music. Intended as a central gathering point, it will offer a relaxed environment where owners can meet, dine, and enjoy the community.

In addition, The Beach Club offers a private Beach Bungalow experience on Princess Diana Beach. This day retreat provides a secluded setting with a private pool, alfresco dining areas, direct beach access, and full Nobu service that includes fresh sushi, cocktails, and personalized butler support.
