The next chapter in San Francisco Bay living begins at 490 Avenue of the Palms — a collection of 148 luxury residences perched along the waterfront on Treasure Island. Designed as an architectural collaboration between Anne Fougeron, FAIA, and Mark Cavagnero Associates, this six-story mid-rise is the first for-sale condominium offering in the island’s expansive redevelopment. It introduces a fresh expression of California-modern living—set against the cinematic backdrop of the Golden Gate Bridge, Alcatraz, and the downtown skyline.

A gently curving landscaped courtyard at the center of the community ties the architecture to its natural surroundings, with a shared outdoor kitchen and dining space that encourages neighborly connection.
Inside, homes are tailored for effortless indoor-outdoor living. Floor-to-ceiling windows, oversized sliding doors, and private patios or balconies bring the outside in. Floor plans range from studios to three-bedroom residences, with 52 distinct layouts offering a variety of orientations and light exposures.
The interiors, envisioned by Kenneth Brown Design in partnership with Mark Cavagnero Associates, reflect the tones and textures of the coastal setting. Wide-plank oak flooring, soft stone finishes, and dual-tone Italian cabinetry evoke Bay sunsets and understated refinement. Kitchens are outfitted with Fisher & Paykel appliances, Silestone® countertops and backsplashes, and custom lighting. “Every detail was considered with the resident experience in mind,” says Kenneth Brown. “We drew inspiration from the island’s light, the views, and the feeling of openness that comes from being surrounded by water.”

490 Avenue of the Palms is the latest milestone in the $6 billion Treasure Island redevelopment, a master-planned community led by Wilson Meany, Stockbridge Capital Group, and Lennar Corporation. When complete, the island will feature 8,000 new homes, 300 acres of open space, and 22 miles of shoreline access. Newly opened parks and trails—including Panorama Park, Signal Park, and Rocks Dog Park—are already redefining urban nature access in the Bay Area.
BayFC, San Francisco’s professional women’s soccer team, also recently announced plans to build their new training facility on the island, signaling a bright and active future for the growing community.
